Chip Phillips

At Pintail, Chip focuses on development and investment initiatives across the Southeastern United States, with an emphasis on logistics, manufacturing, and infrastructure-driven opportunities. He is actively involved in underwriting, capital structuring, entitlement strategy, and project execution, working alongside partners and investors to deliver institutional-quality outcomes. In parallel, Chip contributes to select community-impact developments that align long-term economic growth with local stakeholder needs.

Chip brings a collaborative, execution-oriented mindset to every engagement and is committed to building durable value for investors, partners, and the communities Pintail serves. Prior to joining Pintail, Chip spent eight years in senior administration at a private secondary school, where he held leadership roles spanning teaching, coaching, and operations. Most recently, he served as Upper School Athletic Director, overseeing more than 120 coaches across 29 sports and managing an annual operating budget exceeding $1 million. In this role, Chip led long-range capital planning and execution for campus infrastructure projects, including gymnasiums, turf fields, and technology systems, gaining early experience in stakeholder alignment, budgeting discipline, and complex project delivery.

Chip holds two Master’s degrees, including a Master of Real Estate Development from Clemson University and a Master’s in Sports Industry Management from Georgetown University. He earned a Bachelor of Arts in Communication with a minor in Economics from Denison University, where he also served as captain of the Men’s Lacrosse Team.

Chip and his wife Molly relocated to Greenville, SC from Alexandria, VA in 2022. They enjoy golf, skiing, traveling, and hiking with their daughter Evelyn, son Milne, and their mini bernedoodle, Dale.”
